1. Will I receive a title for my condo?
Yes! You have 100% Fee-simple title to your condominium. All the common spaces throughout the property are owned by the Air Homes as well as the land. A homeowners association will manage the common areas as required by Costa Rica law.
2. What is the size range of the condos?
The condos vary in size from 150 m² (1,614 sq ft) to 220 m² (2,368 sq ft), encompassing covered, semi-covered, and open spaces.
3. What is the expected monthly Homeowners Association (HOA) fee?
The estimated monthly HOA fee is around $500. This covers security, landscaping, and general maintenance of AIR HOMES, as well as the administration of community amenities (co-working space, garden, pool).
4. Are there any additional monthly costs?
General maintenance for your condo may be necessary after the wet and dry seasons, due to the effects of saltwater on materials. These maintenance fees are billed monthly and primarily apply to units that are regularly rented out to third parties.
5. What are the fees for rental management?
If you want to generate passive income or rent out your condo when not in use, AIR HOMES offers property management services. Managing a successful rental property can be time- consuming, but AIR HOMES will take care of advertising, cleaning, renting, guest check-ins and check-outs, and provide oversight with reports for a 20% fee of the gross rental price. We are experienced with online rental platforms such as Airbnb, Booking.com, and VRBO.
6. When am I allowed to sell my property?
You can sell your property at any time.
7. Is residency status required to own a condo in Costa Rica?
No, it`s not necessary to have residency status to own a condo in Costa Rica. Costa Rican law permits you to apply for residency after investing $150,000 or more in any property. Residency is not a requirement for entry into the country; border agents typically provide a 3-month visitor stamp for tourists and a 1-year stamp for digital nomads. 1. What is the anticipated annual income from renting out a condo?
Based on our expertise and research, we estimate an average return on investment of around 10%. However, this may vary depending on the season and type of rental, whether it’s short-term or long-term.
2. What should I know about management fees and services?
The management fee of 20% is designed for property owners who consider their condo as an investment and don’t plan to reside there permanently. In Tamarindo, many individuals own properties they use sporadically throughout the year, while renting them out as short-term rentals during the remaining time. AIR HOMES offers in-house management services for short-term rentals within the community. Our management fee covers a comprehensive range of services including Marketing and revenue management, Front Desk services, Check-in and Check-out assistance, General support during guests’ stays, Monthly reporting, Coordination of cleaning and maintenance, Management across all strategic platforms, and Assistance with booking and expense payment. It’s important to note that platform commissions, cleaning expenses, maintenance costs, and any additional services not specified here and not previously approved by Air Host are not included in the management fee. We believe that consolidating all these services under one umbrella enables us to provide better management and protection for the community and its properties.
1. Is it possible to get a mortgage for part of the investment?
Yes, it is possible to get financing through the Banco de Costa Rica, provided you meet their requirements. As developers, we require a payment structure based on the progress of the construction. 2. At what point can I still back out of the deal?
Once you have signed the contract and transferred funds over to us, we consider the deal closed. At that point, you are committed to seeing the project through to completion. However, you always have the option to sell your participation or purchase plan to a third party if you wish to exit the agreement.
3. What guarantees do you offer?
We offer guarantees on the workmanship and materials used in the buildings. We guarantee that your condo and finishes will be and look like the one you saw in the brochure or website.
4. When do I start making payments on my Condo?
The payment structure is as follows:
• A 30% initial deposit, which is subject to the final permits granted for the construction.
• A 20% payment when the floors have been completed.
• Another 20% payment when the walls are finished.
• A further 20% payment upon completion of the roof.
• The final 10% payment when the Condo is built and all final touches have been added.

The condos range from 150 to 220 square meters, including both covered and semi-covered areas.
2. What materials do you use for construction?
We will use concrete blocks for all walls, supplemented with reinforced concrete and steel. The roofing will be made of sandwich panels. This combination ensures a solid structure with both acoustic and thermal insulation.
3. Who is responsible for utilities?
The condo will be handed over as a turnkey solution, and any utility expenses will be deducted from the rental income.
4. Does the price include furniture and appliances?
Yes, the price includes furniture, appliances, all equipment, and decoration. The condo will be delivered as a turnkey solution, ready for use.
5. What (if any) warranty do I get on the construction and appliances?
The contractors we work with offer a one-year guarantee on labor. This is a standard form of guarantee, as seen in most houses worldwide.
6. Have all slope analyses, erosion checks, and safety measures been made already?
Yes, we have checked the land with various engineers and are taking all necessary safety measures.
7. When are communal areas and services expected to be up and running?
By the end of 2025, all communal areas will be built and ready for use. Some communal areas might be completed before the end of 2025.
8. When will construction begin?
We aim to start construction in November 2024.
9. How fast can my Condo be built?
A typical time frame for building a 2-3 bedroom Condo is 1.5 years.
10. Are there any risks of not getting the needed approvals for either villas or communal areas?
There are no risks in getting approvals for the construction of the Condos and communal areas. All Condos and communal spaces are built according to the law with the AIR HOMES engineers and architects.
11. Is there any risk of increased costs of building, etc. for the purchaser?
No. We commit to the costs in advance and under contract.
12. How is the capital paid at this first stage guaranteed to be used for the actual Condo ordered?
AIR HOMES operates under the MEIC regulation, and there will be a financial regulator through a «trust agreement» who will disburse the amounts paid based on the progress of the construction. This means that buyers have the guarantee that developers cannot use the funds beforehand if they do not comply with the construction plan. This provides peace of mind to investors, as it prevents scams and other fraudulent acts, ultimately ensuring the security of the investor.
1. How is the surf in Tamarindo?
Tamarindo is known as a top surf destination in Costa Rica, boasting various surf breaks along its four-mile bay. Beginners will find plenty of options within a 10-minute walk from AIR HOMES, while more advanced surfers can venture further to find A-frame wedges and rivermouth barrels. The rivermouth break is right in front of the property, and the nearby Playa Grande offers great waves for experienced surfers. Other nearby surf spots include Playa Langosta, Playa Avellanas, and various secret spots.
2. What are the school options in Tamarindo?

For other medical needs, clinics are available in Nicoya and Liberia Village (a 40-minute drive). The area also offers chiropractors, pediatricians, acupuncturists, herbalists, massage therapists, doulas, and biomagnetism practitioners.
6. Are pets allowed?
Pets are allowed at AIR HOMES, but there are some restrictions on the number and types of pets permitted to protect the surrounding environment and maintain harmony within the community.
7. Is there a fast internet connection?
Yes, the internet connection at AIR HOMES is excellent and offers speeds comparable to those found in American homes.

4. Have all taxes been paid for the property I am buying or becoming a part of?

5. What is the timeframe for registering the property once the agreement is signed?
In Costa Rica, all land and title transfers are handled by lawyers. The country’s land registry system is very efficient and well-structured. After signing, you’ll receive a contract, and a copy of the title will be sent both electronically and physically to the municipality for official record.

There are two international airports in Costa Rica. Daniel Oduber Quiros International Airport in Liberia is about an hour’s drive from Tamarindo, while Juan Santamaría International Airport (SJO) is in the capital city, San Jose. Costa Rica experiences a tropical climate due to its location near the equator. The country has two primary seasons: Dry and Green. The dry season offers clear blue skies, abundant sunshine, and little rain, while the green season brings more rainfall but still ample sunshine. You can expect roughly 12 hours of sunlight daily throughout the year. Costa Rica is always warm, with dry heat from December to April and humid heat from May to November.
